Applying and securing a rental property
Once a suitable property has been identified and your offer has been accepted by KEYS or the landlord, you will be asked to make a payment equivalent to one month's rent to secure the property (the "securing payment"). Once received, the property will be withdrawn from the active market while references and other required checks are completed, your residential status is confirmed where applicable, and final approval is obtained from KEYS or the landlord. If you decide not to proceed after referencing or administration work has commenced, the securing payment will not be refunded. You should therefore only make the securing payment once you are satisfied that you wish to proceed with the property and believe you can provide the required references, evidence of residential status where applicable, and information required for the relevant checks.
If your application is not approved following the required references, residential status confirmation, credit check or other required checks, or final approval is not obtained from KEYS or the landlord, you will receive a full refund of the securing payment.
Once all parties have signed the tenancy agreement, the securing payment will be credited towards the first month's rent.
A tenancy will not be treated as complete until the required tenancy agreement has been signed and all conditions applicable to the tenancy have been satisfied. Keys will not be released until the tenancy agreement has been signed, all required documentation has been completed and all required cleared funds have been received.
What we will need from you
To process your application, we will normally require:
- A completed credit check form. Current charges are £15.00 for a local credit check and £20.00 for a UK credit check; KEYS will confirm the applicable charge before the check is instructed.
- A valid registration card showing the residential status required for the property, where applicable.
- Photographic identification, such as a passport or driving licence.
- A current employer reference.
- A current landlord reference. If you were previously a homeowner or are a first-time renter, a professional reference may be accepted. In some circumstances, a guarantor may also be required.
- A recent utility bill dated within the last three months.
Before moving into the property
Where applicable, you should contact all relevant utility and service providers - for example, electricity, gas, water, oil and telecommunications providers - at least three working days before your tenancy starts to arrange for the relevant accounts or supplies to be transferred into your name.
Tenants are strongly advised to maintain appropriate contents insurance for the duration of the tenancy. Where pets are permitted, you should consider cover for accidental damage caused by pets. This is separate from the landlord’s responsibility to insure the residential unit in accordance with Jersey law.
