Most of our new landlords come through personal recommendation. The majority of our existing landlords have trusted KEYS with their properties for between 10 and 20 years or longer. We would be pleased to discuss how we can help you too.
Your property journey
ADVISE — we visit, discuss your plans and advise on achievable rent and preparation.
MARKET — Giraffe360 photographs, videos and floor plans present your property clearly. We promote through our website, property portals, Places.je, social media, registered applicants and town office window, as appropriate.
SELECT — we accompany viewings, provide feedback and obtain appropriate references, credit information and occupancy eligibility evidence. You approve the applicant, or authorise KEYS to select within agreed requirements, subject to satisfactory checks.
PREPARE — we arrange tenancy documents, electronic signing and a photographic schedule of condition.
MANAGE — if selected, we support the tenancy through inspections, maintenance, tenancy reviews, tenant contact and check-out.
Proactive marketing and timely planning help minimise unnecessary vacant periods and avoidable loss of rental income.
Letting Only
For landlords who will manage the ongoing tenancy themselves, we handle rental advice, property marketing, accompanied viewings, applications, referencing, tenancy preparation and check-in evidence. We arrange an organised handover; ongoing management, deposit protection and check-out are then your responsibility.
Full Management
Our experienced local team handles day-to-day tenant contact, important dates, inspections, maintenance and contractor coordination, tenancy concerns and check-out. Inspections are initially every six months and may later move to every nine to twelve months, depending on condition and inspection history.
Tenants can report issues through our 24/7 maintenance portal. We respond promptly, assess the urgency and arrange the appropriate next steps. Repair times depend on the work required and contractor or parts availability. Urgent property emergencies should be reported to our personally answered 24-hour emergency contact.
After the initial payment arrangements, tenants pay rent in full directly into your designated account. Tell us promptly about missed or late payments so we can follow up. We invoice you for authorised works and pay the contractors and suppliers we instruct.
